About Aussie Property & Crypto Calc

Aussie Property & Crypto Calc is a free Australian financial calculator tool built to help property buyers, investors, and everyday Australians understand the real costs of buying, selling, and holding property and crypto assets.

All calculators are updated for the 2025-26 financial year using published rates from the Australian Tax Office (ATO), Revenue NSW, and state government revenue offices. We cover all eight states and territories for stamp duty, and all major asset types for capital gains tax.

We are not a financial advice service. All figures are estimates for general information only. Always verify with a licensed financial adviser, conveyancer, or the relevant state revenue office before making financial decisions.

Frequently Asked Questions

Common questions about Australian property tax and finance calculations.

How accurate are these calculators?

Our calculators use current 2025-26 rates published by the ATO and state revenue offices. They provide reliable estimates for budgeting purposes. However, your actual liability may vary based on specific concessions, exemptions, or individual circumstances. Always confirm with a professional before settlement.

Do I have to pay stamp duty as a first home buyer in NSW?

First home buyers in NSW may be exempt from stamp duty on new homes up to $800,000, or existing homes up to $650,000. Partial concessions apply above those thresholds. You may also opt into annual land tax instead of paying stamp duty upfront on properties up to $1.5 million.

How is capital gains tax calculated on investment property in Australia?

CGT is calculated on the profit from selling a property. If you've owned the property for more than 12 months, you receive a 50% CGT discount. The discounted gain is added to your taxable income and taxed at your marginal rate. Our CGT calculator handles all of this automatically.

What is LMI and when do I have to pay it?

Lenders Mortgage Insurance (LMI) protects the lender if you default on your loan. You typically pay it when your deposit is less than 20% — that is, your Loan to Value Ratio (LVR) is above 80%. LMI can often be added to your loan amount rather than paid upfront.

Is crypto taxed the same as property in Australia?

Cryptocurrency is treated as a CGT asset by the ATO. You pay CGT when you dispose of crypto (sell, trade, gift, or use it). The same 50% discount applies if you've held the asset for more than 12 months. Our Crypto CGT calculator handles AUD conversions and discount eligibility.

What is the superannuation guarantee rate in 2025-26?

The Superannuation Guarantee (SG) rate is 12% for the 2025-26 financial year. The concessional contribution cap (pre-tax) is $30,000 per year, and the non-concessional cap (after-tax) is $120,000 per year.
