First home buyers in NSW may be exempt from stamp duty on new homes up to $800,000, or existing homes up to $650,000. Partial concessions apply above those thresholds. You may also opt into annual land tax instead of paying stamp duty upfront on properties up to $1.5 million.
CGT is calculated on the profit from selling a property. If you've owned the property for more than 12 months, you receive a 50% CGT discount. The discounted gain is added to your taxable income and taxed at your marginal rate. Our CGT calculator handles all of this automatically.
Lenders Mortgage Insurance (LMI) protects the lender if you default on your loan. You typically pay it when your deposit is less than 20% — that is, your Loan to Value Ratio (LVR) is above 80%. LMI can often be added to your loan amount rather than paid upfront.
